About the business
Aaron launched his family-run business during lockdown after his wife arrived from Malaysia and he decided that it was time for a career change. He decided to launch a high-end, pan-Asian bakery concept with his wife and mother, targeting Dockland’s large Asian population.
However, when the family started their search to find the perfect premises for their business, they realised they needed to improve their understanding and knowledge of new lease clauses.
How our Property Advice Service helped…
Through his own research, Aaron heard about the London Business Hub via the British Library. He then attended a Property Advice Service webinar and requested a one-to-one session.
Aaron credits that the advice he received at the session stopped him from making the wrong choice on a potential premises. He almost signed a long lease on a property in South Quays which he quickly turned down.
Aaron felt the advice he received informed him of what questions to ask a future property agent, which also gave him the confidence to negotiate the best deal with his landlord.
Aaron found that entrepreneurs like himself who are starting a new business don’t always have the right knowledge to running every aspect of it.
He stressed the importance of doing your own research, but also seeking professional advice when it comes to securing commercial properties. In some cases long-term leasing is not always the best approach – Aaron for example negotiated a short term flexible contract with Appear Here. This gave him the opportunity to test trade in an empty shop in Brick Lane.
After operating for seven months, the shop established a strong local presence with great marketing recognition from influencers, celebrities, and Aaron’s local community.
